As from the 1st of August 2007 the government has introduced the Home Information Pack, the pros and cons of which have been well publicised over the last 2 years. Nevertheless you will need one before putting your property onto the market.

The Government estimates that £350 million is currently lost through house purchases that do not go ahead due to problems found by buyers during the house buying process. The government expects that by providing the purchaser with more initial information fewer people will change their mind later, and that the time it takes for the buyer's conveyancer to carry out the legal work should also be reduced, therefore speeding up the whole sale process.

A Home Information Pack (HIP) is a compulsory requirement for the seller of any residential property in England and Wales as of 14th. December 2007. It must be made available to any interested buyer. 

A HIP must to contain:

1.  A sale statement (summerising terms of sale).
2.  Evidence of title.
3. Standard searches.
4. An EPC (Energy Performance Certificate).
5. Where appropriate, commonhold and leasehold information.
6. Where appropriate, a new homes warranty.
7. Where appropriate, a report on a home that is not physically complete.

A HIP may also contain at the sellers discretion:

1. A Home Condition Report.
2. Guarantees and warranties.
3. Other searches.
