we understand when letting a stranger into your home security is of course very important. So once you are comfortable that the potential purchaser seems serious try to make arrangements for them to view as soon as possible, whilst they are still enthusiastic.
Before you invite anyone into your home you should take steps to find out who they are and how they might be contacted. When arranging a viewing you should always ask for the following details:
Name.
Home address.
Home and mobile telephone numbers.
Email address.
Any other contact details such as work numbers and work email.
Try to call back on one of the telephone numbers provided to confirm it's the correct number.
Questions to ask your potential buyer
Do they have a property to sell? if so, is it already on the market? If it isn't, then they may not be in a position to buy at the moment.
Is it on with an estate agent? if so which agent, for how long and have there been any offers?
Ask if they require a mortgage to buy your property and if so, have they sought advice? A serious purchaser will usually have these aspects of their purchase already arranged.
Remember selling your property should be an enjoyable experience. Let your potential buyer know what attracted you to the property in the first place. Maybe the garage space, the loft that could be converted into an office or extra bedroom or it's proximity to schools and transport.
Commonly asked questions
Any guarantees for work carried out on the property? e.g. damp-proofing, boiler, extension, rewiring etc.
Any guarantees for goods you are leaving? e.g. fridge, washing machine etc.You may not have current guarantees for everything but still try to remember how long ago the work was carried out or the item bought.
Council tax is a common question. What band are you and how much is it?
What are the neighbours like? This is another common question and you need to be honest. One of the questions your solicitor will ask later is whether there have been any disputes with your neighbours. If there have, you must be open about it at this stage.
Where is the nearest state school or nearest private school etc? Where is the nearest train station / bus stop? Where do they go? What is the drive into town like in rush hour?
Where is the nearest shopping centre supermarket? Where are the local shops?
What are the local amenities and where are they? e.g. cinema, gym, restaurants, nightlife, theatre.
Lastly, many potential buyers will ask why you are moving? This is a suprisingly common question. It's simple to answer and you can always add a sales line, "that you're very sad to leave, it's been a wonderful house, great neighbours etc".
Top 10 viewing tips.
1. Pay attention to your "Kerb appeal", you only get one chance to make a good first impression.
2. Plump up all cushions, duvet covers and sofa seats, you want everything to look as inviting as possible.
3. Greenery is essential, flourishing plants give the impression of a healthy environment and fresh flowers give an extra lift.
4. Try to think like a buyer, walk around your house and try to identify anything that would put you off buying it.
5. Ensure your front door is clean and in good order, buyers will have time to observe it while they are waiting to be greeted.
6. If you have a window on your front door, make sure the view through it looks tidy and inviting, making a positive impression from the first glance will set the tone for the rest of the viewing
7. Plan a logical route through the property, ensure it is clear with no obstacles.
8. Finish off any outstanding DIY jobs, anything requiring work will be an instant 'red flag' to buyers.
9. Ensure the property smells pleasant, ensure any smoke, pet or other odours are eliminated and use essential oils or natural fragrances to appeal to buyers noses. If the weather permits, also give the house a good airing.
10. Tidy up! It sounds obvious but it's often overlooked.
